What is a
modular or state-code compliant home?
Modular homes are constructed to the same code as
site-built homes with requirements set forth by state
and local government for the specific locality. Various
model building codes serve as the basis for most state
code requirements. Examples include the International
Residential Code (IRC), Uniform Building Code (UBC) and
the National Electrical Code (NEC). Homes built to local
requirements can be financed through conventional
mortgage institutions.
Can we customize the modular
home we choose?
Yes! Any of our standard models may be modified. You may
also design your own dream home. Share with us your
sketches and ideas and we will draw up your building
plans.
How long
will it take to build my home?
Our homes can usually be built within 4-8
weeks – typically much faster than traditional site
builders. The homeowner and your retailer or builder
still need to arrange for site preparation, the home
needs to be transported and set, and any remaining
mechanicals completed. On average, from start to finish,
you can be in a new home within 4-6 months.
What finishing options are
available?
Options are almost unlimited; built-in appliances,
cabinetry, doors, windows, woodwork, luxury bathroom
fittings, or any other components you may wish to add.
Purchasing a modular home will save on construction
costs and this allows some customers to put that savings
into upscale fixtures and/or other options.
What type of foundation is
needed?
Most of our homes can be built on a basement. Please
contact us for specifics.
Can your homes be built so
garages and decks can be added?
Yes. If you already know you will be adding a
garage or deck, your retailer or builder will help make
sure the home is built to accommodate the garage or
deck.
Do you build
commercial projects?
Modulars have been utilized for condominiums,
banks, motels, and multi-family buildings. Special
brochures on commercial or multi-unit projects are
available.
How can I get a price on a
home?
Every home is individually modified and your selection
of finishing details affect the pricing. Therefore, we
do not have a standard price list.
Does Ideal Modular Homes of New
England offer financing plans?
We don't finance our homes, but we can
recommend and direct you to financial institutions and
mortgage brokers in the area.
